Duplex House Design in Bangladesh
Duplex house design in Bangladesh is the planning of a two-storey family home on one plot, usually with living, kitchen and guest spaces on the ground floor and bedrooms above. A complete design includes architecture suited to the climate, structural design based on a soil test, electrical and plumbing layouts, and drawings for RAJUK or local authority approval.
Duplex house design in Bangladesh is about fitting a family's way of life onto a plot of limited size, under a hot, humid climate with heavy monsoon rain, while keeping the house safe and ready for the future. TOTO POWER Engineering has been an engineering consultancy since 2011. Our architects and engineers in Dhaka and Chittagong design houses with the architecture, structure and services prepared together, so the drawings you take to site are coordinated and buildable.
What is a duplex house?
In Bangladesh, a duplex usually means a single-family house on two floors connected by an internal stair, rather than two separate flats. The ground floor typically holds the shared and public parts of the home, and the upper floor holds the private bedrooms. Some families design the house so that more floors, or a separate flat for relatives or rent, can be added later.
How do plot size and setbacks affect a duplex design?
Before any layout is drawn, we check what your plot allows. Planning rules of RAJUK or the relevant city, municipal or local authority control how far the building must be set back from the road and boundaries, how much of the plot can be covered, and the total floor area permitted (the floor area ratio, or FAR). These rules vary by area, road width and plot size, so the same house plan rarely fits two plots. We confirm the applicable rules for your plot and plan within them, so the design can be approved without major changes.
What are good duplex layout ideas?
Ground floor
- Car porch or parking with a covered entrance
- Drawing room for guests, separated from family areas
- Family living and dining space
- Kitchen with good ventilation, a utility or wash area and a store
- A guest bedroom with an attached bath, useful for elderly family members
- Prayer space and a powder room
Upper floor
- Master bedroom with attached bath, dressing area and balcony
- Children's bedrooms with attached or shared baths
- A family lounge or study at the top of the stair
- Access to the roof for a water tank, solar panels or a roof garden
The stair is the spine of a duplex. Its position decides how private the upper floor feels and, if the house will be extended upwards, it must be planned to continue to the future floors.

How is a duplex designed for Bangladesh's climate?
- Cross-ventilation. Windows on opposite walls and open internal planning let the breeze pass through rooms; a stair or double-height space helps warm air rise and escape.
- Sun shading. Deep roof overhangs, sunshades and balconies shade windows from high summer sun, and large west-facing glass is avoided or screened.
- Monsoon rain. Sloped or well-drained roofs, adequate rainwater outlets, drip details over openings and covered verandahs keep water out during heavy rain.
- Flood level and plinth. The plinth is set above the expected flood and road level for the area, and site drainage carries water away from the house.
- Daylight. Courtyards, light wells and well-placed windows reduce the need for artificial lighting during the day.

How is the structure designed for future vertical extension?
Many owners build two floors now and plan to add more when the family grows or funds allow. If this is your plan, tell the designer at the start. Our structural design team designs the foundation, columns and stair for the final number of floors permitted on the plot, under BNBC 2020 loads including earthquake and wind. A house built only for two floors and later extended without design is one of the commonest causes of overstressed columns and foundations in Bangladesh.
The foundation design depends on the ground. We ask for a soil test before structural design, because it decides whether isolated footings, a raft or piles are needed.
What MEP design does a duplex need?
Electrical design covers the load calculation, distribution board, lighting and socket layouts, air-conditioner points, earthing and provision for a generator or solar system. Plumbing design covers water supply from the source to roof and underground tanks, hot water, sanitary drainage, the septic tank or sewer connection, and rainwater drainage. Planning these with the structure avoids cutting beams and slabs later.
How does the duplex design process work?
- Brief. Family size, rooms needed, lifestyle, budget and plans for future floors.
- Plot check. Plot documents, survey, applicable setback and floor area rules, and the soil test.
- Concept layouts. Alternative plans and massing for discussion.
- Design development. The chosen plan is refined with elevations, 3D views, materials and climate details.
- Structural and MEP design. Structure, electrical and plumbing are designed and coordinated.
- Approval drawings. Drawings are prepared for RAJUK or the local authority, and queries are answered.
- Construction drawings. Detailed drawings and schedules for the builder.

What affects duplex house design cost in Bangladesh?
| Factor | Why it matters |
|---|---|
| Floor area | Larger houses need more drawings and coordination |
| Disciplines included | Architecture only, or with structure, electrical and plumbing |
| Future floors | Structure and foundation are designed for the final height |
| Plot and soil | Irregular plots or weak soil need more design work |
| Revisions and 3D views | More options and visualisations take more time |
| Approval support | Preparing and following up authority submissions |
Send us your plot details and requirements, and we will provide a written quotation before any work begins.
Which standards apply?
Houses are designed to BNBC 2020 for structural safety, fire safety and building services, and to the planning rules of RAJUK or the local authority. Electrical installations follow BNBC and good practice consistent with IEC 60364.
