Factory Design in Bangladesh

Factory design in Bangladesh is the planning and engineering of an industrial building around its production process. It covers layout, RCC or steel structure, floor loads, fire safety, electrical supply, ventilation and space for an ETP, designed to BNBC 2020 and the Labour Rules enforced by DIFE, and to the safety requirements of export buyers.

Factory design in Bangladesh carries more risk than ordinary building design. A factory holds hundreds or thousands of workers, heavy machines and stored materials, and it is inspected by DIFE and, for exporters, by buyer safety programmes. TOTO POWER Engineering has been an engineering consultancy since 2011 and is enlisted with the Department of Inspection for Factories and Establishments (DIFE). We carry out structural, electrical and fire safety assessments of existing factories, especially in the RMG sector, and we use what those assessments reveal when we design new ones.

What is factory design?

Factory design is the integrated design of an industrial building: its layout, architecture, structure, fire safety and building services, all arranged around how the factory will actually operate. A well-designed factory moves materials efficiently from receiving to dispatch, keeps workers safe, has enough power and ventilation, and leaves room to grow. It is part of our wider building design service, with extra attention to loads, fire and electrical capacity.

New factory design in Bangladesh: what does it cover?

Process and layout planning

We start with the production flow and machine list. Raw material stores, cutting, production lines, finishing, packing, finished goods storage and dispatch are arranged to minimise handling and cross-traffic. Offices, canteens, toilets, prayer rooms, medical rooms and childcare facilities are planned to suit the workforce, and the layout fixes the column grid, stair positions and service shafts.

RCC or pre-engineered steel structure

The structural system follows the layout. Multi-storey RCC frames are common for RMG factories on limited land; pre-engineered steel buildings suit single-storey production sheds and warehouses that need long clear spans and quick erection. Our structural design team compares the options and designs the chosen system to BNBC 2020, and our RCC and steel construction team can build it.

Floor loading

Overloaded floors are one of the most frequent structural findings in existing factories. We design each zone for its actual use, including storage, heavy machines, water tanks and rooftop equipment, and provide a floor load plan so that the limits are known and can be displayed.

Fire safety design

Fire safety is designed in, not added later. It includes the number, width and location of exit stairs, travel distances, protected and enclosed stairs, fire separation between production, storage and high-risk rooms such as generator and boiler rooms, fire-rated doors, fire detection and alarm (with reference to NFPA 72), and hydrant, standpipe and sprinkler systems where required (NFPA 14 and NFPA 13), with fire pump and water storage space. Our fire safety design engineers prepare these drawings.

Electrical design

We calculate the connected and maximum demand, size the substation and transformer, generator backup and main distribution, and design distribution boards, cable routes, lighting, earthing and a lightning protection system to IEC 62305. Room for the substation and generator is fixed early so that it is safe, ventilated and accessible. See our electrical design service.

Ventilation, lighting and welfare

Production floors need adequate natural or mechanical ventilation, good daylight and artificial lighting for detailed work. The Labour Act and Labour Rules set expectations on ventilation, lighting, drinking water, toilets and other welfare facilities, so these are planned in the layout rather than squeezed in later.

ETP space and utilities

Washing, dyeing and many other processes need an effluent treatment plant (ETP). Its footprint, levels and drainage connections are allowed for in the site plan, together with water supply, boilers or utilities, and vehicle access for loading.

Future expansion

Many factories grow by adding floors or new blocks. If expansion is likely, the foundation and columns can be designed for extra storeys now, and space and capacity can be reserved for future stairs, substations and fire systems.

How is a factory designed?

  1. Brief and process study. Products, process, machine list, workforce and expansion plans.
  2. Site investigation. Land survey and soil test to establish ground conditions and flood levels.
  3. Layout and concept. Production flow, block arrangement and structural system options.
  4. Design development. Structural analysis, fire strategy, electrical load study and coordination of all disciplines.
  5. Approval drawings. Drawings for the relevant development authority and other approvals the project needs.
  6. Construction drawings. Detailed drawings, schedules and specifications for tender and construction.
  7. Construction support. Site queries, inspections and, if required, supervision.

What you receive

Which standards and requirements apply?

Factory buildings are designed to BNBC 2020. Once operating, the factory must comply with the Bangladesh Labour Act 2006 and Bangladesh Labour Rules 2015, enforced by DIFE, and fire safety is also subject to the Fire Prevention and Extinguishing Act 2003 and the fire service authority. Export factories are commonly assessed by buyer safety programmes such as RSC (RMG Sustainability Council), which review structural, electrical and fire safety. Our design references NFPA standards for fire systems and IEC standards for electrical and lightning protection where BNBC points to them.

What does factory design cost in Bangladesh?

Cost depends on the floor area and number of storeys, the structural system, the disciplines included, the complexity of fire and electrical systems, site and soil conditions, and the approvals required. We provide a written quotation after studying your process and site.

Why choose TOTO POWER Engineering?

We work on both sides of factory safety: designing new buildings and assessing existing ones. Our engineers know which structural, electrical and fire safety issues come up most often in factory inspections, so we design to avoid them. Structure, fire safety and electrical design are prepared by one coordinated team, which reduces clashes and redesign.
